Govt. to Build Your House in Jammu & Kashmir; Here’s How to Apply

The dream of poor urban residents in Jammu & Kashmir to own a house under the Pradhan Mantri Awas Yojana (PMAY-Urban) 2.0 is set to become a reality. The government is preparing a list of people who own land but are unable to build a house due to financial constraints. The Housing and Urban Development Department will start a survey for this scheme from March 15.

Families with an annual income between ₹3 lakh and ₹9 lakh will be registered and given the opportunity to build homes under PMAY (Urban) 2.0. The survey will be completed within March, with employees from various departments involved. Additionally, people will be able to apply online, and after proper verification, eligible applicants will receive benefits under the scheme.

Permanent Houses Under PMAY-Urban 2.0

The PMAY-Urban 2.0 aims to provide all-weather permanent houses to all eligible urban families across the country. The Ministry of Housing and Urban Affairs implements the scheme through BLC, AHP, and ISS programs to offer financial assistance to eligible families. Last year, around ₹350 lakh was allocated for the scheme. Under this initiative, the government had also constructed 336 flats in Sunjwan, Jammu, which were allotted last year.

Scheme Details

  1. Beneficiary-Led Construction (BLC):
    • This program provides financial assistance of up to ₹2.5 lakh to eligible families in the EWS (Economically Weaker Section) category (annual income up to ₹3 lakh) to construct a new permanent house on their own land (up to 45 square meters).
  2. Affordable Housing in Partnership (AHP):
    • AHP helps EWS beneficiaries purchase a permanent house with financial assistance.
    • Affordable houses between 30-45 sq. meters will be constructed by public/private agencies and made available to EWS beneficiaries.
    • The government provides up to ₹2.5 lakh subsidy on the purchase price of these homes.
  3. Interest Subsidy Scheme (ISS):
    • Under PMAY-U 2.0, eligible beneficiaries from EWS, LIG (Low-Income Group), and MIG (Middle-Income Group) categories will get subsidy on home loans sanctioned on or after September 1, 2024, for home purchase, resale, or construction.
    • Beneficiaries must provide income proof to be eligible for loan subsidies.

Eligibility Criteria for PMAY-U 2.0

  • Families belonging to EWS, LIG, or MIG categories who do not own a permanent house anywhere in India.
  • Income classification:
    • EWS: Annual income up to ₹3 lakh
    • LIG: Annual income between ₹3 lakh – ₹6 lakh
    • MIG: Annual income between ₹6 lakh – ₹9 lakh

How to Apply for PMAY-U 2.0?

  • Eligible beneficiaries can apply through the official web portal, Common Service Centers (CSCs), or local urban municipal bodies. Click here to Know More.

    • Aadhaar Card copy
    • Bank account details
    • Eligibility declaration form
    • Land ownership documents (for BLC scheme)

Official Statements

  • Mandeep Kaur, Commissioner Secretary, Housing & Urban Development Department, spoke to Jagran.
    • The survey will be conducted between March 15 and April 1 to collect data on people without homes. A merit list will be prepared based on income and other eligibility criteria.
    • Beneficiaries must reside in urban areas to qualify.
  • Ashish Gupta, Mission Director, PMAY:
    • Only those who do not own a permanent house under their name or any family member’s name will be eligible.
    • The final list of beneficiaries will be prepared within a few months after verification.
    • A survey form will be filled out with necessary details during the process.
